The land market is seeing an increase in the value of plots even in the face of a mass invasion.
In Ukraine, in January-April 2023, 13 thousand transactions for the purchase and sale of agricultural land were made on the land market. The Deputy Minister of Agrarian Policy and Food of Ukraine for Digital Development, Digital Transformations and Digitalization Denis Bashlyk spoke about this, reports Ukrinform.
According to him, the value of land has increased by an average of 20%.
As Bashlyk noted, in 2021, 66,000 land purchase and sale transactions with a total area of 153,000 hectares were completed in Ukraine. In 2022, there were 53 thousand such transactions, while the market actually did not work for almost half a year due to limited access to registries.
The Deputy Minister emphasized that the land market shows an increase in the value of land even in the face of a massive invasion.
So, according to the Ministry of Agrarian Policy, in the Lviv region at the beginning of May, the average value of one hectare of agricultural land was UAH 162,000, while at the time the market was opened it was UAH 51,000. And in the Kyiv region, one hectare of land on average costs 148 thousand UAH, while at the beginning of the market it is estimated at 48 thousand UAH. In the Chernihiv region, at the moment, one hectare of land costs an average of 23 thousand hectares, while before the full-scale invasion it was estimated at 16-17 thousand hryvnias. In this case, inflation leads to an increase in value.
“But in regions close to the conflict, there is no such growth,” Bashlyk said.

“That is, this is the income received by the sellers and renters of the land during this period,” he explained.
According to Bout, the total initial value of sales and leases of land plots put up for electronic auction is less than UAH 500 million. On average, three participants go to an auction.
